4 quick and easy ways to add value to your home.

There's a fair bit of opinion out there that a solid renovation will make you a tidy profit when you come to sell your property. The truth is, in this market, some projects will cost substantially much more than they will ever give you back. So if you have a tight budget and only a couple of weeks to spare before getting your property on the market, here are my top tips for easy ways to get the best return come sales day.

1. Revamp the entrance

First impressions count, particularly if you’re about to put your house on the market. By updating doorway furniture and the entrance mat, you’re sending a message that your home is up-to-date and well maintained before anyone enters to have a gander. Give the area around the entrance the once-over and don't forget to look up! Remove cobwebs and a simple new ceiling sconce in the entry makes a big difference. Also, some new letterbox numbers instantly say fresh, and don't overlook fixing loose pavers or fence posts.

 

2. Refresh the paint

There's nothing quite like a lick of paint to say " buy me". If your budget allows, get professionals in to do the ceilings, as ceilings often require some patching before painting and they are also rough on the neck. Doors, skirtings and window frames might be well enough sorted with a good sugar-soap clean, but walls will always look better with complete recoats. Avoid painting large walls a feature colour as this is quite dated and can make rooms feel closed-in. Stay neutral, if not off white.

 

3. Spruce up the bathroom

Probably the easiest thing to do is buy in some fresh white towels, declutter the vanity and add some designer handwash.

New taps are also really easy to replace and good taps also suggest good plumbing. If you have the time, refresh the tiles to be neutral and to save even more time and money, think about painting tiles. 4. Makeover the Kitchen

Kitchens don't have to be major overhauls or expensive and the simplest thing to do is switch out the cabinet door furniture and the cabinet doors. New cupboard doors and handles update a kitchen in a budget-friendly way. A typical cupboard door is about 600mmW by 720mmD and you can get vinyl wrap with a basic pencil edge in gloss white for about $60 a door. Alternatively, painting the doors is an option. Preparation is critical for a professional looking finish and if you plan ahead, the job can be done as a weekend project.
